How Excessive C of O Fees Freeze Land Value and Exclude Nigerians
Land registration in many parts of Nigeria can cost more than the land’s market value. Yet these communities often lack basic infrastructure like roads, drainage, water or power. In most developed countries, total title and transfer fees range from about 0.5% to 5% of property value under transparent, predictable and digitized systems. Here, combined perfection costs can approach or even exceed 100% of land value. Sky-high C of O charges discourage formalization, create dead capital, hinder affordable housing and shut ordinary citizens out of wealth-creation. Affordable, transparent and time-bound land titling drives investment, expands credit access and grows the economy.
