How to Value Abandoned Telecom BTS Sites in Nigeria
Abandoned Base Transceiver Station (BTS) sites are becoming more common as telecom operators consolidate networks, share infrastructure and replace older 2G and 3G equipment. Valuing these sites requires more than a standard property assessment because the assets may include towers, generators, batteries, cables, shelters and leased land. A proper inspection should assess civil works, tower condition, power systems and remaining telecom equipment. Key checks include corrosion, missing bolts, tower stability, stolen copper cables, damaged generators, battery leaks, broken fencing and the condition of access roads and drainage. The appropriate valuation method depends on the site’s condition. A depreciated replacement cost approach may suit assets that can still be restored or reused, while a salvage-value approach may be necessary where vandalism, obsolescence and deterioration have made reuse uneconomic. Dismantling costs, lease arrears, demolition duties and environmental remediation for fuel or battery contamination should be deducted from the final value. A credible valuation report should clearly distinguish between an operational asset, a recoverable salvage asset and a potential liability. This is important for liquidation, insurance, asset recovery, litigation and financial reporting in Nigeria.
