Proposed ₦2.23bn Solar-Powered Real Estate and Industrial Estate Model
I am proposing a real estate and solar-power investment model for a 4,200-square-metre site, or roughly one acre, in any Nigerian state. The estimated land cost is ₦25 million, while five 10-storey residential buildings with four-bedroom units, lifts, paved roads and other amenities could cost under ₦2 billion. A 120kW rooftop solar PV system with inverters is estimated at ₦100 million, with another ₦100 million for miscellaneous costs. The projected total investment is about ₦2.225 billion. The solar plant is expected to generate more than 300kWh daily. Factories, such as water-production businesses, could serve as tenants and purchase part of the electricity, while residents use the balance. At ₦100 per kWh, the projected power revenue could exceed ₦30,000 daily, or roughly ₦11 million yearly. The residential units could be sold or rented out, while tenants would also pay for electricity through an agreed metering arrangement. The idea is that property sales or rent would recover the construction cost over time, while the solar plant provides recurring income. However, final returns would depend on verified construction costs, solar output, occupancy rates, tariffs, maintenance costs and relevant electricity regulations.
