Sublessor Denies Lease Renewal After ₦2.7M Payment and Renovations – Need Advice

I paid ₦2.7 million on December 20, 2025 for a one-room flat, including a ₦700 k agent fee and other expenses. The sublessor, which is a company, asked me to wait until January 1, 2026 to move in while they relocated their office activities. On January 1, I took possession under a one-year subtenancy agreement (rent of ₦3 million paid in advance, plus deposits and service charges). I then made extensive improvements: replacing windows and doors, installing burglar guards, adding an extension, German flooring, painting, and more. Yesterday, the sublessor served a non-renewal notice, claiming they need to convert the property into office space. This sudden eviction after significant investments has caused me anxiety and depression. I’m seeking guidance on my legal rights, possible compensation, and how to challenge this notice.
