Before You Buy Land: Is Price Appreciation Enough?
I have learnt from observing the real-estate market that a rising land price does not automatically make it a good investment. A plot bought for ₦1 million may later sell for ₦3 million, but it is important to ask what drove that growth. Was it better roads, new infrastructure, commercial activity, population growth or genuine development in the area? Or was it simply speculation? I have also seen properties in the same location deliver very different returns. For those who have bought land before, what is the first thing you check before investing: location, title and documentation, access roads, development, price or expected appreciation?
