Nigeria’s Housing Deficit Could Hit 28 Million Units without Urgent Action
Nigeria’s housing gap is set to widen to nearly 28 million units unless intervention efforts are sustained, the Lagos State Commissioner for Housing has warned. New data from the Federal Ministry of Housing and Urban Development shows an official shortfall of 14.9 million homes. Another 15.2 million units are deemed structurally defective or substandard, pushing the effective deficit close to 28 million. Lagos remains at the epicentre of demand with over 17.8 million residents and a growth rate nearing 3.8% each year. Independent figures estimate the city’s housing shortage at more than 3.3 million, especially in the low- and middle-income segments. Both federal and state governments have rolled out reforms, mortgage financing at single-digit interest rates and public–private partnerships. Lagos alone has delivered over 10,600 units in the past seven years, with plans to exceed 14,000 by 2026.
